The situation is the same on the domestic market. Turks are willing to invest in real estate, which is quite capable of preserving their funds during a crisis. In general, Turks quite easily buy properties that bring in 5% of annual gross income. That is, \u201cgross\u201d. This is the average income from commercial premises in Istanbul and Ankara, where more than half of all commercial real estate in Turkey is concentrated. The hotel business has suffered greatly and demand for it has dropped significantly. This is understandable given the decrease in the number of foreign tourists by almost 7 times compared to pre-COVID times. Before the pandemic, investments in hotels paid off in 7-8 years. Now many small city-type hotels are forced to be converted into housing stock, sold for inexpensive apartments or even sent for demolition.<\/li>\n<li aria-level=\"1\"> There are also exclusive projects. For example, buying land and creating a banana plantation there. In general, agricultural business is quite popular in Turkey, but not every plot can be planted with bananas. Turks are very reluctant to part with such property.<\/li>\n<li aria-level=\"1\"> Secondly, some owners are ready to sell only to Turks. And this is not explained by racism or dislike of foreigners, they just do not want to advertise the deal and are looking for someone from \u201ctheir own\u201d.<\/li>\n<li aria-level=\"1\"> In Alanya, in principle, there are few foreign owners of commercial real estate, since until recently this sphere was divided between local players. If something appears on sale, it sells quickly.<\/li>\n<\/ul>\n<p> The main advantage of Alanya is that the city is growing and expanding very quickly. For example, in the Mahmutlar district, there are often stories when the owner of commercial premises, having bought them on the very edge of some unpopular streets, in a year or two already rents these premises out for bank branches and receives income much higher than 10% per annum. In addition, large retailers are entering the same Mahmutlar, although until recently there was only Migos there. The development of this region attracts large businesses and famous brands, which are already, for example, in Istanbul or Ankara. This is a European business model, which largely guarantees income. Turks prefer to buy at the construction stage, believing in the development of the region. In such cases, tenants are mainly large holding companies, the profitability of working with which is somewhat lower. But contracts are usually concluded for five to ten years and the owner does not have to worry about anything. Here, as everywhere in business, there are fewer risks, and less income. Small tenants in Turkey prefer to conclude contracts for one or two years. Rarely for five years, but not more. Large companies usually work on a long-term basis and are ready to conclude contracts for ten and another ten years.<\/p>\n<blockquote><p> <i>By the way, according to Turkish law, a lease agreement can be concluded for up to 99 years. If a specific term is not specified in the agreement, an agreement with specific terms is considered valid for ten years.<\/i><\/p><\/blockquote>\n<h2 id=\"parag5\"> Investments in shopping malls and stores. Is it worth buying a storefront in Turkey?<\/h2>\n<h3> Analysis of the state of the market for investments in commercial real estate of retail space<\/h3>\n<p> In our study, we rely on figures from the consulting company Colliers International. According to their study, in 2021, there are 437 shopping centers in Turkey (with an area of 5 thousand square meters and 25 retailers). Almost half of these modern shopping centers are located in Istanbul and Ankara, where 25% of the country&#39;s population lives. Turkey&#39;s tourist regions lag far behind in terms of the concentration of retail space; for example, Antalya ranks only sixth in this ranking. There are an average of 162 square meters of retail space per thousand residents in Turkey. For comparison, this figure in Europe is 270 square meters per thousand residents. Given the rapid urbanization of the country and the growth of cities, it is clear that this market segment is still far from saturation. Due to COVID restrictions, new malls did not open in Turkey, but the area of leased premises did not decrease across the country as a whole. In 2021, 44 new large shopping centers were planned to open in Turkey. Let&#39;s see how the year ends.<\/p>\n<h3> Demand for commercial real estate in this market segment<\/h3>\n<p> Demand is mainly domestic. More than 80% of the space is owned by Turks, 14% by foreigners. The rest is in joint ownership. Compared to residential real estate sales, in 2020, foreigners made about 40 thousand transactions, which is about 3% of the entire market. Retailers, who suffered significant losses in 2020 since July 2021, when shopping centers began to operate as usual, are trying to adapt to the situation and attract customers in creative ways. They are adding entertainment and educational infrastructure, creating libraries and conference rooms with seminar rooms in shopping centers. In addition, they have significantly increased the share of e-commerce and digitalization of services. The traffic in shopping centers has not yet recovered to the pre-COVID level, but the turnover is already reaching the same parameters.<\/p>\n<h3> Commercial Real Estate Investment Returns in Turkey<\/h3>\n<p> In this market segment, the yield clearly exceeds the European one. Investments in commercial real estate in Turkey are profitable and exceed the yield in Europe.<\/li>\n<li aria-level=\"1\"> Like residential real estate, the commercial sector is attractive for investment and if you have larger budgets (from \u20ac 500,000 and up), then commercial real estate will give a higher return than residential. With investment budgets up to \u20ac 500,000, it is better not to go into the commercial real estate sector; there are much more opportunities to earn money on 2-3-4-5 room apartments that are rented out through a management company.<\/li>\n<li aria-level=\"1\"> Good deals on commercial property are hard to find for sale.
