The average rental price in Spain increased by 0.4% in October and amounted to €8 per month per m2
The most significant increase in rental prices in Spain is in the Canary Islands (1.4%), followed by Andalusia and the Basque Country (0.6%). On the other hand, Navarre is the community where rental prices fell the most in October (-2.8%), followed by the Region of Murcia (-1.8%), Madrid (-1.5%) and Cantabria (-1.1%).
Rent increases are widespread across the country, but are more pronounced in Catalonia and Madrid, where demand is greatest. This tension in prices is set to continue throughout 2018.
Over the past year, rental prices have increased by 9.7%. In addition, rental prices have been rising for 32 consecutive months.
In terms of prices, Catalonia is the most expensive community to rent a second-hand home with a price of €12.27 per m2 per month. It is followed by Madrid (€11.53 per m2 per month) and the Basque Country (€10.91 per m2 per month). On the other hand, Extremadura (€4.79 per m2 per month) and Castilla-La Mancha (€4.99 per m2 per month) are the two communities with the most affordable rental prices.
The Salamanca district remains the most expensive in Madrid, with an average price of €16.17 per m2 and a monthly increase of 0.2% compared to the previous month.
The Ciutat Vella district is the most expensive district of Barcelona with an average price of €16.59 per m2 and a monthly increase of 0.5%.
