Feedback from our clients
See all reviewsThe managers are truly knowledgeable about international real estate; I haven’t encountered such companies with an office in Kyiv before. The manager answered all my questions and, based on my preferences and requirements, selected several options in new developments in Spain. They offered me a huge selection of apartments. I had four days in Spain for property viewings and saw about 20 options — I would have taken them all if I had the money!
I started looking for an apartment on my own a year ago but couldn’t find anything suitable. I contacted the agency, attended a meeting, submitted a request, and within a few days, they offered me some good options. I believe I had a well-defined request. The team helped organize a property tour to view the options. The tour lasted four days, and they arranged a hotel stay, which they reimbursed when I placed a deposit. I ended up choosing a new development.
I bought an apartment with Yuriy about three years ago and am very satisfied with the transaction. They helped me arrange all the paperwork and obtain a residence permit. The company provides full support, from choosing the property to completing all the documents. They also organized viewings in Alanya, allowing me to see everything I was interested in calmly and without rush. Thank you!
Due to the quarantine, I couldn’t travel to see the properties I was interested in, so the manager arranged an online meeting with the developer. There are many nuances in purchasing, choosing, and post-purchase matters, but everything was resolved, and they helped me through it all. It’s hard to buy something good on your own, especially when you don’t know the market. They showed me everything online and answered all my questions. However, I ended up buying during a later trip. Thank you for the hard work; true professionals work here. I can recommend Anna.
Property in Fortuna
Property in Fortuna sits in a small spa town in the Murcia region of south-eastern Spain, 25 kilometres from the regional capital. The defining feature of Fortuna is its ancient thermal springs, used since Roman times. The catalogue covers villas, Spanish-style houses, apartments, country estates (fincas), and Ibizan-style new builds.
The decision to buy real estate in Spain suits three straightforward goals: retiring to a quiet place, buying a home for wellness retreats, or investing in a stable market segment with the lowest taxes on the coast. Alicante Airport and the beaches of Mar Menor are about 40 minutes away, while Murcia is only 20 minutes away. The A-7 motorway (exit 83, then C-3223) connects Fortuna with other towns. Deniz Estate handles the deal from the first viewing through to the signing before a notary.
A Quiet Town with Thermal Springs
Property in Fortuna stands out because this is a distinctive resort with its own wellness economy. The municipality covers 148.5 km² and counts around 11,000 residents, roughly 20% of them foreign. The town centre holds 7,300 people, with smaller villages of Los Baños (740 people near the thermal baths), La Matanza, La Gineta, Las Casicas, La Garapacha, and Caprés.
Who buys here: mostly Northern Europeans — Dutch, Belgians, British, Scandinavians — looking for peace and wellness retreats. Interest is rising from Poles, Germans, and Ukrainians. The climate is dry and mild: warm summers, calm winters, plenty of sunshine year-round. The town is bordered by Sierra de la Pila Regional Park to the north and the Humedal del Ajauque nature area to the south.
The area features Balneario de Leana — a 19th-century building with painted ceilings and a marble staircase, though the spa itself dates back to Roman times. Local landmarks include the Baroque-style La Purísima parish church, the Moors' castle Castillico de los Moros, and the Cueva Negra cave with Roman inscriptions. August brings the Ibero-Roman Sodales festival — an event of regional importance.
Fortuna Districts: Where to Live
Each district has its own character and atmosphere. Buying property in Fortuna is possible in any of them:
| № | District | Who It Suits |
| 1 | Fortuna (centre) | Those who want town amenities and quiet life |
| 2 | Los Baños de Fortuna | Living right next to the thermal springs |
| 3 | Las Kalendas | Modern urbanisation near the spa, new builds |
| 4 | La Matanza | Quiet country homes, space and privacy |
| 5 | La Garapacha | Nature zone, seclusion near the national park |
| 6 | Caprés and La Gineta | Small villages, authentic Spanish living |
The centre works well for year-round living, Los Baños draws wellness visitors, Las Kalendas offers modern apartments within walking distance of the spa, and La Matanza with the surrounding villages provides large plots and tranquility.
Working out which district fits best for living and which for letting? We'll prepare 5–7 options from different parts of town with cost breakdowns.
Homes and Apartments in the Catalogue
Six main formats:
- Spanish-style houses — two- or three-bedroom homes with patio, terrace, and tile roof. Mostly in the centre.
- Villas with pool — on large plots of 500–1000 m², with garage and solarium. Usually in Las Kalendas and La Matanza.
- Fincas and country estates — farm-style houses with large land (from 5000 m²), often with their own well.
- Apartments — compact 60–90 m² in new buildings with lift, close to the spa.
- Bungalows — single-level or split-level homes with a small garden, convenient for retirees.
- Villas in Fortuna in the Ibizan style are single-storey villas with white architecture, panoramic windows, and large plots.
Property in Fortuna in the centre is the most affordable entry to the market, Ibizan-style villas sit in the premium segment, and fincas suit those wanting to live surrounded by nature with their own land.
Balneario Leana and Wellness Tourism
The main economic driver of the town is thermal tourism. The healing waters are known for helping with rheumatic, respiratory, and stress-related conditions. The town has built up a full spa and nature infrastructure:
- Hotel Balneario de Leana — the main historic hotel in Los Baños with direct access to thermal baths.
- Hotel España and Hotel Victoria — two other hotels in the same spa cluster, with open-air thermal pools.
- Hotel Spa Los Periquitos — a separate spa hotel on the Carretera de Fortuna road.
- Cueva Negra — a sanctuary with Roman inscriptions dating back to the 5th century BC.
- Sierra de la Pila Regional Park to the north and the Humedal del Ajauque nature area to the south.
- 5 golf courses within 15 km — for sports lovers right next door.
- Café-theatre and concert hall — cultural programme year-round.
Buying property in Fortuna near the spa means a ready stream of renters all year round: treatment courses run 2–3 weeks, and many guests return several times a year.
Planning a life by the thermal springs or a second wellness home? We'll find properties within walking distance of the Balneario with a rental calculation for the periods between your visits.
Rental and Wellness Tourism: What a Home Earns
This local market is unconventional: year-round demand comes from wellness tourism, not beach holidays. Property in Fortuna delivers steady income of 4–5.5% gross from long-term and mid-term rentals, and up to 6% near the Balneario, especially in spring and autumn.
Demand comes from three types of clients: Northern European retirees on long seasons, spa guests on treatment courses, and expats seeking a quiet lifestyle away from tourist crowds. The 2026 forecast: prices rising 4–7%, in Las Kalendas and Los Baños up to 8%.
Buying property in Fortuna for passive income makes sense with a 5+ year horizon — there are no seasonal slumps here as on the beach resorts. The international community keeps expanding, with growing numbers from Ireland, the Netherlands, Germany, and Poland.
Curious about income from wellness tourism? We'll prepare a calculation on actual catalogue units accounting for seasonal swings.
Buying Costs in Murcia: Lower Than the Neighbours
Fortuna is in the Murcia region, which has some of the lowest taxes on the coast. Resale property ITP is just 7.75% (since July 2025; compare Valencia at 10% and Andalusia at 7%). New builds carry 10% VAT plus AJD stamp duty of 1.5%. Notary and registration come to around 2%, the buyer's solicitor 1%. On top of the price you'll pay 10–12% — less than in neighbouring regions.
Murcia bonus: young buyers under 40, large families, and people with disabilities can see ITP drop to 3–5% (if the property serves as a main residence). Mortgages are available: Spanish banks lend non-residents 50–70% of the price at 3.5–4.5% annual, terms up to 25 years. Approval takes 4–8 weeks — we walk you through the document prep from day one.
Before signing we check: Nota Simple (ownership record), Cédula de Habitabilidad (occupancy permit), community by-laws, energy certificate, plus any unpaid bills and IBI tax. Property in Fortuna through the bank stock is a separate path: Sabadell, Santander, BBVA, and Caixabank sometimes offer 10–25% discounts, but a full check is needed — refurbishment can add another 20–30%, plus debts from previous owners.
International buyers from the UK, EU, and other Schengen-friendly countries don't need a visa for short stays. Distance transactions through power of attorney are routine; you can't complete without an NIE and a Spanish bank account, and we arrange sworn translations.
