Spanish Property Sales Forecast 2018

According to one of Spain's largest real estate agencies, property sales in Spain will total 526,000 units in 2018, up 9.3% from the 481,000 transactions expected this year and up 21% from last year. This is assuming that mortgages issued and the Spanish economy continue to grow.

Of the total sales, most were resales, and 275,000 were new homes. Resale and new home prices are expected to continue to rise 5.8% from the fourth quarter of this year and another 5% by the end of 2018.

This report on the Spanish real estate market 2017-2019 was presented at the Barcelona Meeting Point by the company's managing director, Eduard Mendiluce, and Josep Oliver, a lecturer at the Universitat Autonoma de Barcelona (UAB), whose team compiled the report.

For Catalonia, the report (published before the collapse of the Catalan separatist crisis) predicts around 82,000 property sales in 2017 (up 10.8%) and around 90,000 in 2018 (up 9.8%). In terms of prices, an increase of 6.9% is expected this year and 6.1% next year. Given that property prices in Spain have fallen more than the national average (almost 45% compared to 37%), they will still be 27% lower in 2018 than they were in 2007.
