Who Can Buy a Villa in Marmaris?
According to Turkish law, any adult foreigner can own property in Turkey. The only restrictions apply to the size of the land plot, not the house area. The transaction can be registered under an individual or a legal entity. Payments can even be made online through a real estate agency. It is crucial to choose a legally operating company with all the necessary permits and licenses.
What Does the Law Say?
Foreigners are allowed to purchase land plots of up to 2.5 hectares. Regarding villas and apartments, there are restrictions: property cannot be bought near military bases or strategic facilities. The list is determined by the Ministry of Defense and other authorized bodies. The list and map of restricted zones are constantly updated; the latest information can be obtained from the Municipality or our company manager.

The new owner will need to request the transfer of water and electricity accounts. Our managers will provide all necessary information about changes in tax legislation and the payment process. On average, additional costs for property registration amount to 2,500-3,000 EUR.
Required Documents
Foreigners need a valid passport, typically with at least six months of validity remaining. Some banks may also require recent photographs to open an account.
There is no need for proof of income or additional certificates.
If you cannot travel to Turkey, you can delegate the process to our company staff. A notarized power of attorney can be issued in your country of residence.
Property Purchase Procedure in Turkey
