Without a doubt, one of the most common mistakes made by first time buyers is failing to do proper research. Remember, real estate is likely to be the most expensive purchase you will ever make. It is surprising how many people will buy a property after just visiting the area and looking at the house for 10 minutes.

The thing is, when you're buying a house, you need to know everything you need to know, not just the property, but the area. Even if it's relatively close to where you lived before, there may be all sorts of factors you may not be aware of.

2. Not taking the time to choose a mortgage

Too many first-time buyers will go to one bank, get a mortgage offer, and just stick with it out of convenience. But this can lead to you getting a really bad deal with a higher interest rate than you could find elsewhere.

But if the only reason you are buying now is because it is the “right time” or you are interested in making a profit on the sale, it is worth noting that this can be a very risky scenario. Like any investment, property can be unpredictable, and even if it looks like the market has nowhere to go, things can go wrong.

4. Not taking into account all expenses

Finally, while it is not necessary to point out that buying a property is expensive, you do need to be aware of all the costs. Buying a home abroad means paying for lawyers, submitting home purchase reports, considering other fees as they arise, and the possible cost of actually transferring ownership.
