Mahmutlar is a district of Alanya, located 8 km from the center. Neighboring districts are Kargicak to the east and Kestel to the west. The population in 2019 was 25,000 people, and in the high season – about 70,000. Territorially, the district is only 3 streets that stretch along the coast: the first street is the Antalya-Mersin highway and the embankment, on the side of it is a walking area and a beach; the second is Barbarossa Street; the third is Ataturk Street. When the complex is ready, the real estate increases in price by 20-40%. The average cost of finished apartments in a completed complex is €60,000-70,000. Apartments on the first line in the complex premium segment with a private beach starts from €90,000. But it is worth considering that the developer hands over apartments with ready-made repairs. For this price you get: a fully equipped bathroom, built-in kitchen furniture. All that remains is to furnish the apartment, buy furniture and equipment. If we talk about secondary housing, the cost will start from 35,000 euros. This will be a house built around 2005. Its advantages include the possibility of finding budget options closer to the sea and that the apartments are completely ready for occupancy. Of the disadvantages – in the complexes, apart from the swimming pool, there will be almost no infrastructure, but everything you need can be found nearby. In Mahmutlar, people buy real estate mainly for the purpose of combining investment and personal recreation. The property for management can be leased to a management company from the developer, which will fully deal with tenants and monitor the condition of the apartment , pay utility bills. A very popular option in Mahmutlar is to invest at the construction stage and then resell the property. When buying two or more apartments, the developer makes a discount, which becomes even more profitable.
