Individual investment projects 1) Long-term investment is based on the construction of a villa or a complex of villas, with subsequent leasing. The yield varies from 15% to 20% per year from the invested funds. The figures are net of all expenses and our commission. 2) Short-term investment is based on the construction of a villa or a complex of villas with their subsequent sale. The investment period in this case is from one to two years. There are many different project options here, and they are discussed individually. The yield on these investments varies from 30% to 60% per annum. If you do not rush to sell, the profit can be even higher, up to 90%. 3) Mixed investment option . In this option, a villa (group of villas) is built and put up for sale with a markup of about 100%. With such a markup, the property can "wait" for its buyer for quite a long time. During the "waiting" period, the villa is rented out, which brings in an income of 15% to 20% per annum from the investment amount. We will not take into account the annual increase in the value of the villa and the land on which it is located. We will calculate how much we will earn if we sell the villa 3 years after the investment. The markup on sale is 100% plus 36% (18% * 2 years, the first year the villa is under construction) equals 136% divided by 3 years and we get 45% per annum. II. Joining a common investment project of a large Developer as a co-investor. You join a large project organized by a large developer company and which is looking for co-investors to attract additional funds for the implementation of the project. You enter into an agreement that details all aspects of your participation, share and profit. The usual profit with such participation is 4-6% per annum of the invested funds. - Initial meeting in person or via online communication. Getting to know each other, discussing all issues. Objective: to come to mutual understanding, determine the concept of the project and the amount to be invested;
- Drafting the Initial Contract – Intentions
- Selection of a land plot that best suits the project goals. Several options are offered for the Client to choose from. The Client can be present in person or can receive all information via the Internet (description, photos, videos, explanations)
- Opening a company for the Client, paperwork, contracts
- Purchase of land for the Client’s company (owner of the company);
- An architectural project is made and tied to a specific plot of land.
- A construction company is selected. Based on the architectural design and wishes for finishing, plumbing, etc., the construction company makes complete design documentation for construction.
- Based on the documentation, the exact cost is calculated.
- Payment for the first stage of construction, usually 20-30% of the total cost of construction.
- Then the payment is made in stages. It usually looks like this: 30%+20%+20%+15%+10%+5% (=100%). But there can be any other option at the client's request and the consent of the construction company.
- After the construction is completed, the construction company hands over the facility. We can accept it, or the Client himself or the Client's authorized representative. Usually, the last 5% of the cost is paid after the facility is handed over.
- The villa is then furnished and decorated. Furniture is ordered in advance so that everything is available when the villa is handed over.
- The villa is ready for operation or sale. Our Management Company is ready to take on all the concerns about the maintenance and promotion of the new property. If the contract with the Client for Villa Management is concluded in advance, then our company begins advertising in advance, even before the completion of construction.
